Akrama Sakrama : Right oppurtunity to get A Khata for our site?

As we all know that Karnataka Government has published the "Akrama Sakrama" draft rules this month and it includes an option to get A khata for site owners with proper legal documentation set.

Please bear it in mind that it is subjected to change and has not been qualified as the final law yet.

As per the draft rules, requirement for the conversion of B khata to A khata process are:
  1. The property should be legally converted- DC CONVERTED
  2. Property taxes should be paid till date.
  3. BBMP Betterment charges should be paid.
To be honest, I could not understand how much this rule will solve our problem? It looks like we are eligible to apply for A khata now. But we need to seek advice from some lawyer, preferably a lawyer who knows the history of the land.

I have been surfing for last 2 days and found some information on site [which needs to be verified with the lawyer]. 
I am sharing the information I have gathered. Please feel free to add your comments.

BETTERMENT CHARGES

As per below link, Betterment charges may vary and a final decision is still pending. My guess is 300-350 INR per sq-meter.

Applying for Khata: All the required docs

Hello all

I am attaching the details and all the documents [available with me] needed to apply for Khata in our case.
It will give us all a unique place for all the info related to khata work.

The documents required are listed below.
1) Application Form
2) Certified Copies of individual's title deed
You have to get Notary signature and seal on your sale deed copy.

3) Up to date property tax paid receipt copy
4) Improvement charges paid receipt copy
5) 'A' Katha copy
6) Sketch showing location and measurement of property

TTD layout: the place of my dream

Hello Viewer,

I have bought a site around 1 year back in TTD layout, near Karmelaram Station, which is around 5 km from Wipro corporate office.

In this one year, I have got a chance to meet almost owners of all the other neighbour sites.

We meet at least once in a month. Evn though the meeting happens because of some small problems related to Khata or water, I feel that the bondage among us has started growing deep from 1st day itself.

So I thought, why not keep capturing everything related to myself, my site and all the neighbors I have found because of TTD layout.

So creating a blog to keep everyone in touch and on the same page.
